Apple India signs a 10-year lease for office space in Embassy Zenith, AFW’s under construction project in Bengaluru

AFW-designed Embassy Zenith, currently under construction on Bellary Road, is setting a new benchmark for office buildings in India. Rising 70 meters and strategically located near the Bengaluru Golf Club and just 30 kilometers from the international airport, this Grade A development redefines urban workspaces with its bold design, advanced technology integration, and vibrant social areas. Apple has leased 270,000 sq ft of office space for 10 years from Embassy Group to establish its second office in India, which will accommodate 1,200 employees.

Bagmane Memphis makes steady progress on site in Bengaluru

Bagmane Memphis is a two-tower office complex within the Bagmane Capital business hub in Bengaluru. Scheduled for completion this year, the project adds 1.4 million sq ft of flexible office space, marking the final phase of the masterplan. A defining design feature is its glazed terracotta cladding in a distinctive teal-green finish, chosen for both aesthetic quality and climate performance.

The Westin Resort & Spa Cam Ranh wins a Destination Deluxe Award

We are pleased to share that The Westin Resort & Spa Cam Ranh in Vietnam has been honored with the People’s Choice of the Year (Spas, Programs, Treatments) at the Destination Deluxe Awards 2025. The 207-key property includes guest suites, standalone villas with private pools, two outdoor pools, two restaurants and bars, the Westin Heavenly Spa, the WestinWORKOUT® studio, a banquet hall, and a kids club.

Indian entrepreneur purchases luxury duplex at AFW’s latest residential project Savyasachi Sararyu

AFW has completed a 14-storey luxury condominium in Jayamahal, Bengaluru—an area steeped in historical charm yet well-connected to the city’s IT hubs and cultural landmarks. We were brought on board mid-construction, tasked with elevating the interior layouts to meet the highest standards of luxury living and redesigning the façade to establish the building as a local landmark. The result is a project that now commands some of the highest square-footage rates in Bengaluru and has attracted top entrepreneurs, including Shruti Pai, spouse of the Manipal Group Chief.

Prestige RainTree Park

AFW’s 76-acre township in Bangalore reimagines modern community living with 5,000 lake- and stream-facing apartments arranged around a central podium park. The master plan integrates retail, clubhouses, and leisure amenities with a 5 km jogging track and sports facilities, creating a sustainable environment that connects nature, wellness, and community. Grand entrances and continuous green links to the nala create openness while encouraging interaction and community life.

Andy Fisher speaks at National Gallery Singapore during SIDFest 2025

On September 17, AFW Founder and Managing Director Andy Fisher delivered a keynote lecture at the SIDS Design Convention during the Singapore Interior Design Festival 2025. On September 12, AFW Associate Radhi Maulanza delivered a lecture titled “Nature, Nurture, & Narrative: Designing Hotels With People and Place in Mind” at Universitas Gadjah Mada in Yogyakarta, Indonesia. Drawing on more than a decade of international experience in India, Indonesia, Singapore, and Cambodia, he shared insights into designing hospitality projects rooted in people and place. AFW hosts CREDAI Youth Wing in Singapore

From September 8–10, AFW Director Marcus Chua hosted members of the CREDAI Youth Wing from Ahmedabad for a study tour in Singapore, exploring the city’s vibrant architectural landscape. As the next-generation platform of the Confederation of Real Estate Developers' Associations of India, the Youth Wing provides opportunities for young developers to network, exchange knowledge, and grow professionally. We are honored to support clients engaged in such enriching initiatives.

Charisse Richli has been promoted to Associate position at AFW

We are pleased to welcome Charisse as an Associate at AFW. She collaborates closely with our landscape design team to create user-centered environments that thoughtfully respond to both built and natural contexts. Prior to joining AFW, she led her own practice, bringing entrepreneurial insight and hands-on project management expertise to her role.
